Summer is right around the corner. With students out having some fun in the sun, most the rooms will be unoccupied for a few weeks. While things will certainly be less hectic on the premises, this is no time to slack off. There’s still work to be done, especially when it comes to keeping your building in pristine condition.

Make sure your residents come back to a place they’re happy to live in. Here are three things you can do while they’re off on vacation.

Secure the Property

There won’t be as many people around during summer vacation. In some cases, you may only have a handful of staff on site. If someone wanted to break in, it’s a lot easier for them to do so with fewer eyes watching. The last thing you want is to become the victim of theft – and that goes double for the students who trust your property to keep theirs safe.

After most of the residents have gone, one of the first things you should do is to secure the property. Make sure that possible entry points are locked or at least properly monitored throughout the summer.

Perform Maintenance and Repairs

While students are away on their vacations, it’s time to do some upkeep. This is your chance to thoroughly inspect the building for maintenance and repairs.

Have professionals go through the utilities such as the plumbing, electrical, and HVAC systems to ensure that they’re in proper working condition. You should also check if anything else in the building needs to be fixed. This can include burned out light bulbs, squeaky hinges, beat up furniture, or damaged flooring.

However, don’t forget that you only have a few weeks. If you’re hiring contractors to do this, schedule with them in advance so that the work will be finished by the time the students return.

Improve the Facilities

Whether you’re renovating the lobby or just repainting a few walls, the best time to do this is when there are no residents around. After all, you don’t want to disturb them when they want some peace and quiet to focus on their studies.

Just like with maintenance, you’ll have to be ready to start the actual renovation work as soon as possible. Since the work will be more extensive, you’ll need all the time you can get to make sure it’s done before classes resume.
